<span style="font-size: small;">On Saturday, we did our walk through with the electrician. This meeting was to see what was included in our price and decide if there was any lighting we needed to add. We added some lighting in the kitchen, living room, den and all the bedrooms. No overhead lighting is included in any main room aside from the kitchen. We thought that a bit strange since an overhead light IS included in each of the walk in closets.</span></div>

<span style="font-size: small;">At the end of the day, we didn't do too bad. We stayed pretty well within our budget. If you don't think you can live without overhead lights in bedrooms, add some money as a PPI line-item just to be safe.</span></div>

After that, Jeff had our excavator level out the front of the property and bring in all of the gravel and fill for the back-fill. This is where I need to give a HUGE shout out. Luke Hanlon and all the guys at Hanlon Excavating did a fantastic job and they worked on both Good Friday and Holy Saturday to get this work done so everything could stay on schedule. They are so fantastic at what they do and they are very dedicating and hard working people. I can't say enough about them! On the flip side, they are the exact opposite of the contracted excavator Wayne Homes brought in. This is NOT a criticism of Wayne Homes but of Devil Dog Excavating. I'm not going to go in to detail but, he's a diva and wouldn't pay him to dig a grave for my goldfish.</div>

Any way, I digress... The foundation is back-filled and it looks fantastic. It took 200 tons of gravel to fill the garage and back-fill the foundation. Thus far, I'm very happy with Wayne Homes and Jeff and am very excited to see framing to start on Monday! Pictures to come!</div>

I went out to the house on Thursday, March 14 to take pictures of the footers that were poured on Tuesday. Much to my surprise, there was a crew laying block! On dig day Jeff had said the footers were to be poured early this week and then, because of how they schedule and orchestrate crews with jobs happening locally, the foundation probably wouldn't be set until next week. At the pace their going, and judging by what I saw at lunch time today, they will probably finish the block work today. Take a look!<br />

Today at noon, the block was only a course or two away from the top of the metal poles in the front of the house. We're building a walk-out basement so, the block will stair-step with the grade of the lot as it moves toward the lake. I guess that helps make this a relatively quick job.</div>

Not a lot to say. Mainly some pictures. Dig Day was a chilly, March morning. The excavators came in from about 45 minutes away bright and early around 8AM and started digging shortly before 8:30. </div>

When we arrived minutes after 8:30, they already had a good bit of the garage wall dug. This entire process only took until noon. This was very surprising to me. When my parents built their house, they ran in to rock. It took them an entire weekend and LOTS more money to dig their foundation. So far, this experience has been full of a few pleasant surprises. I'm thrilled we made it to this point and I'm so grateful to everyone who helped us get here! My husband, dad, and brothers-in-law have worked tirelessly to get the lot cleared. Also, as I type this, there is a crew scraping and digging and trenching through the ice storm and white out conditions we've had the past two days. We're so lucky to have such wonderful people around us.<br />
<br />
I plan to post pictures of the actual mud pit that's currently being created later today but, for now, here are two pictures of the beautiful weather we had on Monday when they brought the equipment to the lot.<br />

Within that week, Tracy at Wayne Homes shared that at that time, we could have a dig date within two weeks of our closing. The LFD and I didn't love the idea of breaking ground and pouring footers for our home in what is historically the coldest month of a Western PA winter.<br />

It was probably overkill but, we want the peace of mind of knowing we're giving Wayne and our home the best shot possible of being a soundly constructed house. We shared our concerns with Tracy and she was very accommodating. We decided on March as the prospective "Dig Month" - Good thing too! The weather continued to howl and a home being built by Wayne within the same neighborhood dug in late January and they still haven't started framing.<br />
<br />
As I said, the weather has been MUCH different than last winter in these parts and it's snowed close to every-other-day since our closing date. Fast forward to Saturday, February 23 when I receive a phone call from Tracy. She called to check in to see how our lot prep was going because the building permit is ready and they had an opening on the dig calendar on Thursday, Feb. 28!!!!<br />
<br />
Much to my dismay, the weather has kept us from getting very much of the lot prep done so, we're unable to take Thursday's date. Excitingly, however, today is a gorgeous 40 degree sunny day. I spoke with our excavator this morning who is moving the equipment to our lot today and plans to install the silt fence and scrape the lot tomorrow with the expectation of the driveway being done within days after that!<br />

Tuesday mornings, Tracy has meetings with the construction manager and we'll learn what our new dig date will be! I can't believe this is all finally happening!<br />

So, bank two, oddly enough, seemingly unnerved by the fact that we're building near a small lake. In fact, when we finally got the extra surveying paperwork to FEMA and approved, all I needed to do was email my lender and recommend with stick with the "Safe and don't need flood insurance" zone and that was the end of it! I really wish we had never started with the first bank but, Que Serra and all that. I do have half a mind to march down the street and demand the cost of the first appraisal back from the first bank. They both said the same thing! But I digress.

We close on the loan January 8, 2013. We're just waiting now for a dig date from Wayne Homes (after multiple emails and phone call with still no reply). I'm trying to give Tracy a holiday pass but it's difficult when it's all right in front of you ready to go now.<br />

This means involving the Federal Government and FEMA to prove that we're not in a flood zone.<br />
We're still working on this. We've sent them three different surveys with three different groups of information and today, they decided they need an elevation certificate. I must apologize. This has been an abnormally insane fall. In the following posts, I'll do my best to catch up and stay caught up!</h3>

On August 24, the fun of the early stages of building a Wayne home took place. We had our Color Selection Meeting! During this meeting we decided on everything from carpets and flooring to bathroom and kitchen fixtures.<br />
<a name='more'></a>The Hubster and I met with Amy at the Greensburg, PA office that afternoon and made all three of our heads spin. We chose the siding (Coastal Sage) and shingles. Eliminated shutters, discussed exterior posts and the extension of the porch. <br />
Then we moved inside! We chose a gray carpeting for almost the entire house except the front den, first floor hallways, powder room, kitchen and dinette and mud room area. The entire second floor except bathrooms is carpet. The den will have a beautiful blue carpeting that The Hubster talked me in to during our lot inspection meeting!<br />
All areas downstairs without carpet will be vinyl. <br />
We upgraded the doors, kitchen fixtures, all bathroom fixtures and the kitchen cabinets that will be a beautiful "paprika" color. The kitchen counters a blue laminate. The Hubster knows someone that he was in Rotary with. She wanted a shot at our mortgage loan. She got said shot and blew it. She couldn't get the money for us because her bank doesn't actually hold the loan, it's sold to Fanny Mae which holds everyone to iron-clad regulations plus, in the entire process, she let FEMA know that we might be in a flood plain... how sweet.

Needless to say, we still don't have a dig date even though, we really should be closed on a loan by now. No matter, we've gone to a second bank. The community bank that has done The Hubster's family and business banking for years. We need to pay for a new appraisal but, things are looking promising. That's really all there is to report so far on a financial end. Now on to insurance and the government!<br />

It was an interesting experience. One that took years. I remember there being house stakes at the end of the driveway at the house we lived in. Then, finally, there were stakes on the property my parents purchased when they first got married, that's where they built. I suppose, now that I'm doing this on my own, I understand why the first set of stakes just didn't happen...<br />

Above and beyond the cost of the house and quote you receive after your Color Selection Meeting, there are A LOT of other expenses. That's where the PPIs come in. We haven't set a dig date yet but I'm begging you, if there is one thing you take away from this entry, please let it be my plea to allot appropriate amounts of PPIs.

When we met Brian at our lot on <strong>September 12</strong> (bolded for anyone trying to keep an accurate timeline) at our land, it became quite clear, this wasn't going to be a "plop the house on a lot" kind of thing. The land sits near a lake, on a slope, without public water... That makes things fun!<br />
Luckily, our excavator was also available to be at this meeting. He was able to get an idea of the types of grades Brian was talking and I could see him formulating how much fill, etc. that was going to require. So, 200 TONS of fill and a decided walk-out basement later, we had a plan. But, these are things that make a Wayne Home so streamlined. I don't remember anyone ever coming to my parents beforehand and telling them how much of what they should budget for. It was all much more fly by the seat of your pants - Which would send The Hubster and I into hysteria!<br />
After the meeting with Brian, The Hubster and I looked at each other and I knew we were thinking the same thing. "How on earth could we possibly afford this on this lot." Frankly, a little too late to ask that question. The land is paid for. It's where we're going to build a house. So after a drive back to his parents' house for the much-needed "talk me off of this ledge" moment and a kiss from our son, we made the 45 minute drive to Greensburg.<br />
That was an agonizing trip. It started out with tears. Feeling like I was so close and now, once again we were going to need to walk away from it. It ended with a Devil may care attitude. We knew we could do this. We budgeted for this and, frankly, we have probably over budgeted for this. But, it's the emotions you go through.<br />
When we got to the office, we met back up with Brian to talk about a few structural changes to the house and flush out any vague references to, say, dissolving an entire bedroom in to the master...<br />
Then, we met with Tracy. She is so wonderful and calm. We went over all of our color selection items and signed off on them. The only thing we changed was the color of the carpeting in the den. We started with a conservative gray... now it's blue. It's beautiful but, it's blue! <br />
To be honest, so far, the lot inspection day has been the most stressful and any meeting where you hash out the logistics of anything is going to be stressful. Now, if the bank cooperates, we'll have a dig date in no time...<br />

I am thrilled to report that the Hubster and I have signed a purchase agreement with Wayne Homes. We cut them a good-faith down payment check and apparently, that means we've bought a house - or are at least on our way. It was much more anti-climatic than I had always dreamed. After much dreaming, floor plan redesigning and excitement, I signed some papers and got a beautifully organized binder in return. The fun is about to begin but the anticipation is killing me! In the meantime, let me share with you what we will eventually own - A very expensive storage space for that nifty binder!

We decided on the <a href="http://waynehomes.com/homes-plans/index.cfm?a=detail&i=20" target="_blank">Jamestown Classic Floor plan</a>. It's the perfect size, has tons of storage and a laundry room! As silly as these requirements sound, they were must haves for me. I love our little apartment but, it's getting too small now that there are three of us, but, I digress. After choosing the floor plan, we began customizing - One of Wayne's touted specialties. <br />
<br />
<strong><u>On the first floor: </u></strong><br />
<ol>
<li>Added a wood-burning fireplace</li>
<li>Added windows to either side of the fireplace</li>
<li>Add windows to the back wall of the living room - So the entire wall is windows looking out on to the lake.</li>
</ol>
<strong><u>On the Second Floor:</u></strong><br />
This is where stuff gets fun!<br />
<ol>
<li>The recreation area will be dissolved</li>
<li>The Main Bathroom will extend to the window in the rec area</li>
<li>The rest of that space will become part of the Master bedroom</li>
<li>The entire rear half of the house will be Master bedroom</li>
<li>The luxury Master Bath will be placed in the front of the house from the stairs to in-cut (?) of the wall</li>
<li>The new Walk-in-Closet will be from the in-cut to the wall.</li>
</ol>
<strong><u>Exterior of the House:</u></strong><br />
<ol>
<li>Extend the porch by 7 feet on front of house</li>
<li>Add a pretty white column</li>
<li>Build a 12x16 deck off of the dining area in the rear of the house.</li>
</ol>

Even more difficult in my situtation, reviews on Wayne Homes in Pennsylvania.<br />
Most blogs and reviews I've seen follow home builders in Ohio. Which is great! We all love our neighbors to the West but, I think everyone can agree that things are different accross state lines.<br />
This blog is to serve as a timeline for our building adventure with Wayne Homes in Greensburg, PA.
